The homeowner called after Hurricane Nicole when water entered through failed frame seals at the sill corners. We measured every opening with a laser sightline reading, found 3/8-inch out-of-square on the master bedroom unit, and specified PGT WinGuard with a custom-build tolerance rather than retrofit. The measured survey showed the customer exactly why standard sizing would gap at the header. Sliding Glass Door Replacement: El Cid Historic District, West Palm Beach
The original door hadn’t operated smoothly in years. The homeowner had been quoted a retrofit panel replacement by another company. We found the head jamb had settled 7/16 inch out of level, which is why the rollers kept breaking. Our measured survey documented the plumb deviation and we specified a CWS impact-rated unit with a custom-ordered header reinforcement and stainless steel track rated for the actual load. The written scope included reframing the head, not just swapping the panel. The photo record shows the laser level reading on the jamb and the finished hardware engagement. Price before work: $6,850. The door now operates with one finger and meets current egress code.
Energy-Efficient Window Installation: Flamingo Park, West Palm Beach
This 1956 bungalow still had original jalousie windows. The homeowner’s FPL bill hit $340 in August. We measured solar heat gain coefficient at the glass with a handheld meter, found 0.87 on the existing slats, and specified ECO Window Systems with SHGC 0.25 and U-factor 0.28. The measured survey noted the 2-inch wall depth limitation that ruled out most replacement frames. We ordered custom jamb extensions and documented the rough opening depth in the written scope. The photo record includes the blower door reading before and after. Written price: $11,400 for 9 openings. The homeowner’s August bill the following year: $218.
Impact Garage Door Installation: South End, West Palm Beach
The existing door was a 2002 non-impact steel panel with no Miami-Dade notice of acceptance. After Hurricane Ian, the homeowner found water had entered through the bottom seal and damaged stored items. We measured the opening for wind load using the ASCE 7-16 exposure category for South End’s proximity to the Intracoastal, specified Mr-Glass with a 140 mph rating, and upgraded to a reinforced track system. The written scope included spring tension calibration and opener reprogramming for the heavier door. Photo record shows the track anchor embedment depth and the final door balance test. Price before work: $4,950. Permit pulled and inspection passed.
Custom Geometric Window: Prospect Park, West Palm Beach
A tree strike broke the original trapezoid window above the entry. Two other companies had proposed rectangular replacements with infill framing. We measured the opening with a digital angle gauge, found 23.5 and 31 degree slopes, and sent the sightline drawing to ViewLux for custom build. The measured survey included the angle readings, jamb depth, and head height at three points. The written scope specified factory-applied integral nailing fin and our custom flashing detail at the sill. The photo record shows the template verification, the factory label with the exact angle callouts, and the finished interior trim. Price before work: $3,800. Lead time was 5 weeks; the customer knew this at the quote stage because Haven Clause 1 includes schedule, not just price.
Front Entry Door Replacement: Grandview Heights, West Palm Beach
The existing door was a builder-grade hollow-core steel unit with 2-inch screw penetration into particleboard. The threshold had rotted through to the subfloor. We found the subfloor was 3/4-inch plywood with 1/2-inch OSB overlay, both wet. The measured survey documented the subfloor condition and we wrote replacement of 4 square feet of subfloor into the scope, not as a change order. Specified Therma-Tru Fiber-Classic with composite jamb to prevent future rot, impact-rated decorative glass for code compliance, and an adjustable threshold for seasonal settling. The photo record shows the subfloor repair, the jamb plumb reading, and the final sweep engagement. Price before work: $3,650. No surprises.
